We were extremely fortunate to have chosen David. From the very start he was transparent and honest, advising us on when we should and should not buy. He never pressured us. He coached us on what to look for in terms of red flags in a home, how to add value in future, how much various renos would cost, and when to hold off because the market was not in our favor. Working with Dave was such a pleasure. When we started, he took the time to hear us out, addressed our concerns and suggested to us that we should keep looking at houses while working out the loan issues. Because we live 2 hours away from the bay, it is quite a commute to see houses in and around the City. Dave was so accommodating that he always tried his best to group all openings/tours and block out trunks of time for us in the same day to make every tour worth our gas/time/energy.
We met some other agents with high pressure sales tactics before, so going into this purchase, my husband and I would hate to be pressured into anything. Given the ridiculously crazy market in the City, it is almost a dream that you would find an agent who cares you more than making the sales. Fortunately for us, we encountered NO SALES PITCH from Dave, zero! He did not talk us into anything. After we toured the properties, he only spoke about the pros and cons about the houses as he took his agent visual alongside us. He actually cooled us down a couple times when we got overly impressed by the cosmetic fixes some properties have done and pointed us to the hidden problems that we blind sighted ourselves with. Dave always tells us that his job is not to sell us the house; the house itself would do that. We learned so much about houses in those tours with Dave!
Buying a house is not doubt a highly stressful and daunting process. Dave answered our millions of questions and took the time to make sure we understood what was going on throughout the process. It certainly helped us big time that Dave was very on top of things and was very responsive. Most of the time we had almost instant response from Dave after we either texted him or emailed him. And not once we hit his voice message box (can you imagine that?? In a 2-month house hunting period, NOT ONCE!). Sometimes he will let you know that he needs to give you a call back later, but he ALWAYS picks up the phone instead of just ignoring your call.
Foreseeability is another thing that we deeply appreciate Dave for. He knows the process so well and guides us to walk the right path in the right pace. We know exactly when to rush things up and when to take a breath.
Dave's negotiation skills are top-notch. He has a way to get what we want for us and he does NOT come across forceful in negotiation with the other party. He also knows almost everyone in the realtor community in the City and around the bay and his good relationship with the other realtors greatly benefited his customers, such as…us!
We were able to get credit back on most of the closing costs and also a lower purchase price than the offer. We could not be happier to have found a house in our dream neighborhood with a reasonable purchase price.

Dave's work ethic and responsiveness are unparalleled. He worked within our schedule constraints to show us properties. There were times when we wouldn't have the flexibility to view properties at our leisure and needed to see many in one day, and he would arrange his schedule to accommodate a marathon viewing session. We would often receive responses to emails or calls within minutes. If he wasn't available, he would email or text to let us know when he would be able to connect. We always felt that we could reach him, which was very important for success in this fast-paced market!
Dave was very strong at establishing relationships with fellow agents and other service providers in the industry such as property inspectors or contractors. When we were doing diligence on various properties throughout the bidding process, he got expert advice from others on property-related questions such as issues that came up during inspections, pest concerns, potential for expansion, and more - all of which helped us become more educated homebuyers. He was never pressuring us to hurry with our decision, but always made us comfortable to say our honest feelings about each home. During each visit, he would look at the house to find structural problems and he would explain how it can be fixed. It was always very helpful.
Dave is very responsive to e-mails, phone calls, and text messages, and that worked out very good for having a baby too. Every time I would go together with my one year old son, who was sometimes sleeping, sometimes playful, sometimes fussy, and Dave was very friendly to him and accommodating to his needs. Sometimes I needed to delay our house tour at last minute, and sometimes my son woke up early from his nap so I would text Dave that I can go NOW, and we were viewing the house after 15min. He would respond within seconds after an e-mail or text, and we were always able to use our time very efficiently.
After about a month and a half of house hunting, we found our house and knew immediately, just like Dave has been telling us. He made excellent suggestion for putting an offer to our house, and even though the sellers were receiving multiple offers, they responded to us immediately. And there was the fun part, negotiation. Oh man, Dave LOVES NEGOTIATING, and HE IS REALLY GOOD AT IT! Since we were feeling comfortable relying on him, we've decided to let him handle everything. We were prepared to pay more than we put an offer for, and were amazed how much money he saved us. In the end, he saved us $30k from the sellers initial counteroffer!
He is very cautious with the paperwork too, and found several mistakes the seller's agent made and got them to fix it immediately. When there was a mistake about our loan a few days before closing, he made phone calls immediately and got us back on track the next day. It has been such a luxury to be able to sit back and rely on him.

There are many things that... read moreDave is the best real estate agent I have ever worked with it. Granted I've only worked with two, it was like night and day. Dave went above and beyond what he needed to do, whereas our first agent only did the bare minimum.
There are many things that Dave did that makes him stand out and he hit the nail on the ones that mattered most to me:
1. He always made himself available - I work at least 60 hours a week so I was only available during the evenings and weekends to work on purchasing my home. Dave was always willing to take evening (or midnight) calls to go over my questions and concerns. He also promptly responded to emails. Those of you that have purchased a home know that it could be a very time consuming process. With Dave's help, I was able to purchase the home I love within a short span of time (which is remarkable given my schedule restraints).
2. He was a great negotiator - Dave made certain that he exercised his negotiating skills. He did it so well that the selling agent felt the need to point it out. I won't disclose where I purchased my home, but it's in a great location and I am very satisfied with the bargain price I had to pay.
3. Most importantly, he had my best interest. Dave took all precautions to make sure I was purchasing a good home. He had us thoroughly inspect the home and whenever something was found, he had the the seller compensate us for it even though I was willing to pay for the repairs myself. How often do you find a real estate agent that pushes you to lower the purchase price?
If it wasn't for Dave, I wouldn't have been able to purchase my home in such a short span (if at all) and at such a bargain price.

He's got a keen business mind, and a good heart. He helped us get a ridiculously great deal on our house. I wish it were appropriate to put the specific numbers, but I'd hate to show off. Let's just say, it's VERY high praise for his negotiating prowess. But he did it the right way. He was never deceitful, or disrespectful, intimidating or rude - He simply has a great understanding of the process and how to make it work in your favor.
On a more personal note, the thing that helped us the most was how patient he was with me and my wife. Through all of our first time jitters, and complex processes he spent the time, burning LOTS of calories to help us out. We had a bit of an awkward situation that made the sales process very complex, but he was there to help us not only understand our options, but to fully support us in whatever we felt was best. He was there to help us and inform us. At no time did he "force the sale" or ever make me think he was looking out for his own interest over ours. He's genuinely on your side.
One trait that I always look for is responsiveness. Dave was always quick to pickup the phone, or respond very quickly if he was unavailable. I never felt forgotten about, or left behind. He did a great job keeping us in the loop.
He never needed to be managed - he was excellent at "getting it done". We had many, many action items / meetings / convos - he never missed one, was late, or cancelled. He was on time for every single deliverable, and he didn't complain or make us feel like a burden. I'm sure we were, but he never made us feel it.

Dave was proactive and diligent the entire time. He fought for us and made sure we were making a sound decision. He is candid, direct, enthusiastic, driven as well as being a warm and caring person. Although we were scouring the listings ourselves it was Dave who solely discovered our home.
